Yes! Through our Build On Your Lot (BOYL) program, Landmark 24 can build on land you already own using our production home plans and the same quality standards you'd find in our communities.
We can build within a 60-mile radius of the nearest Landmark 24 community. This allows us to properly manage construction supervision, subcontractor coordination, and warranty service.
Septic and well installation are not included in the base BOYL price. These are considered utility extensions and will be evaluated prior to contract execution, then billed separately to the buyer.
Structural modifications are limited to the standard production options Landmark 24 offers in its communities. No fully custom plans are permitted. This keeps quality consistent and timelines predictable.
No, Build On Your Lot homes are production homes built from Landmark 24's existing plan library (Family Plus Series and L24 Series). You choose from available plans and options, not a blank-sheet design.
Base pricing matches Landmark 24's production community pricing, plus a BOYL premium that covers off-site logistics, superintendent travel, site evaluation, and additional administrative oversight. Site prep is included for up to 1 acre of sod and landscaping.
Buyers obtain a construction-to-permanent loan through a lender of their choice. Landmark 24 receives payments through milestone-based draw disbursements as construction progresses. Cash buyers follow a separate pre-funded draw schedule. Landmark 24 does not carry the construction loan.
Build On Your Land homes require a deposit to help secure the construction agreement and begin the planning process. Deposit amounts may vary based on the type of financing, the home, and the overall project scope.
For buyers using a construction-to-permanent loan, deposits are typically collected in stages throughout the pre-construction process. Cash buyers may be subject to a higher deposit requirement and a more structured funding process before construction begins.
Deposits are credited toward the total contract price at final completion. In most cases, deposits become non-refundable once permits are issued and construction is ready to begin.

Lot access, utility availability, title status, zoning, grading needs, clearing scope, and any additional site work that would be priced and presented to the buyer prior to contract execution.
Land preparation is included for up to 1 acre of sod and landscaping. Anything beyond that, additional clearing, excessive grading or fill, retaining walls, drainage work, or utility extensions, will be evaluated and priced separately before the contract is signed.
